BUSINESS PROPERTY LEASE
THIS LEASE, made and executed in Omaha, Nebraska, by and Ata Lesl3or,
A.E.C. Partnership, 1007 Norton Drive, Papillion, Nebraska 68046 and-the'. see;RNS,
Nebraska Corporation, located at 9658 Mockingbird Drive, Omaha, Douglas County,Nebraska.
WITNESSETH: That the Lessor does hereby demise and lease unto the Lessee, the
following described property, situated in Omaha, Douglas County,Nebraska, to-wit:
9652-9654-9656 Mockingbird Drive, Omaha,Nebraska consisting of 3,900 square feet of
a Shopping Center, owned by Lessor, and located at 96th and Mockingbird Drive which said
leasehold Premises ("Premises") represents 39% of all square footage of said Shopping Center
("Shopping Center").
TERM AND PURPOSE
1. The Lessee agrees to use and occupy the Premises for the purpose of a cocktail
lounge only and for no other purpose. Lessee shall have no right to use said Premises for live
entertainment without Lessor's prior written consent, which consent may be withheld depending
upon the circumstances surrounding such live entertainment and event, and such consent shall be
exclusively reserved to the Lessor. The lease term shall begin on the0ff day of December, 2006
and ending on the last day of January, 2012 unless sooner terminated or modified in writing as
hereinafter provided.
RENTAL
2. In consideration for the foregoing demise, the Lessee hereby covenants to perform
the agreements hereinafter imposed, and to pay the Lessor as rental for the Premises the sum of
One Hundred Fifty Six Thousand Dollars ($156,000.00)payable as follows: For the period from
December 0/7, 2006 through January 31, 2007, rent shall be $.00 per month. Commencing on
the 1st of February, 2007 and on the first day of each successive month thereafter through and
including the month of January, 2012 the Lessee shall pay to the Lessor Two Thousand Six
Hundred Dollars ($2,600.00) per month. Said rental shall be payable monthly in advance, at the
office of A.E.C. Partnership, the address which is:

Dear Liquor License Applicant:
- This letter is notification that a hearing before the Omaha City Council on your application for
liquor license has been set for February 27, 2007 . The City Council Meeting begins at 2:00
P.M. in the Legislative Chamber, (LC-4), Omaha/Douglas Civic Center, 1819 Farnam Street,
Omaha, Nebraska. City Council Liquor Rule No. 6 states, "Each applicant for any type of
license shall be personally present in the Council Chambers, in order that the Council may make
