Condition(s):
1) Complete the traffic study and provide for installing all improvements called for in
the final approved study;
2) The existing four-lane section must be carried across I-480 and the southernmost
lane dropped as left-turn only at 29 Street. The northernmost lane must be
dropped one block further west as a right-turn only lane via a curb extension on
the northwest corner at Park Avenue;
3) Provide parallel parking on the south side of Farnam Street from Park Avenue to
Turner Blvd.;
4) Provide 45 degree parking with the 11' wide lanes;
5) Provide for the private maintenance (including snow removal) for onstreet parking
areas in the subdivision agreement;
6) Prepare and submit design alternatives for using the alley west of Turner Blvd.
between Farnam and Harney Streets that are acceptable to the Public Works
Department;
7) Show on the plans that no eastbound through traffic movement will be permitted
on Farnam Street through the 42 St. Intersection;
8) Provide a 20' wide right-of-way dedication along Dodge Street on the northwest
corner of Dodge and 33 Street;
9) Provide a traffic signal maintenance agreement for the private signalized driveway
on Farnam Street between street 01 and 33 St. The annual maintenance fee is
$2,500 and can be included in the subdivision agreement or a separate agreement.;
10) Prepare and submit the following exhibits;
(a) A 1:20 scale exhibit of the Turner Blvd. and Farnam St. intersection;
(b) A truck left-turning diagram using a WB-50 design vehicle at 33 and
Farnam Streets;
(c) A similar diagram with a WB-50 design vehicle at the 33 and Dodge
Streets "jug handle" to examine the effectiveness of the 16' design width;
and,
(d) A sight distance diagram for eastbound traffic at 40 St. on Farnam St. A
"no left turn" posting must also be shown at this location for eastbound
traffic.
11) Provide for the installation of an 8' wide sidewalk around the crescent at 31
Avenue;
12) Include a cost estimate for all new curb and sidewalk between 34 and 42 Streets
(the City will install the street lights) in the project cost;
13) Provide for widening and moving the sidewalk back along Dodge St. where it is
feasible to do so;
14) Address the five (5) conditions based on the Park and Recreation Advisory
Board's approval listed above under the "Parks and Open Space" section;

RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
WHEREAS, preliminary plat entitled MIDTOWN CROSSING AT TURNER
PARK located Northwest of Harney Street and Turner Boulevard, attached hereto'and made a
part hereof as Exhibit "A", has been approved by the City of Omaha Planning Board, along witli
the conditions set out in Exhibit "B" attached hereto and made a part hereof; and,
WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission
of preliminary plats to the City Council for its consideration; and,
WHEREAS, the acceptance of this preliminary plat is tentative in nature and does
not constitute or require approval of the final plat of this subdivision.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF OMAHA:
THAT, the preliminary plat entitled MIDTOWN CROSSING AT TURNER
PARK located Northwest of Harney Street and Turner Boulevard, along with the attached
