Provide for the paving of both 144th and State Streets to City/County standards; 2. Provide traffic calming on any continuous streets over 1,000' in length; 3. Provide for the construction of temporary turnarounds at the terminus of all temporary dead-ended streets; 4. Obtain Parks and Recreation Advisory Board approval of a park master plan and park site and parkway acquisition and improvements. The Master Plan must also show how the parkway connects to the park and how a connection will be made to the Military Road Trail for a crossing at Wyoming Street; 5. Prepare and submit an acceptable tree mitigation plan as described in the "Land use and Planning" section in the Planning Department's recommendation report dated January 31, 2007; 6. Prepare and submit an environmental analysis to determine if any waterways or wetlands exist on the site; 7. If a channel exists on the site, prepare and submit cross-sections of the channel and calculations for a 100-year storm. Based on this information, provide a drainage easement equal to a 3:1 slope plus 20' or the path of a 100-year storm, whichever is greater; 8. Prepare and submit a 3:1 mitigation plan for any damaged wetlands; and, 9. Provide for the private use, ownership and maintenance of all outlots in the subdivision agreement.
