Thank you for this opportunity to speak to you today. My name is Faye Sitzman. I urge you to not approve this Preliminary Plat for THE WILDS. Many of you may know me as an educator and as an advocate for nature and wildlife. I reside on Raven Oaks Block 5. My address is 8907 N. 52nd Avenue. The Wilds proposal has Lots 21 and 22 on a ridge above our backyard, deck, gazbo and hot tub. The setting we purchased would be lost. I personally spend the majority of my time in our backyard when not at work as an educator and school counselor. We eat our meals, play with grandchildren, and hang a hammock in the very area where Lots 21 and 22 would overlook. Building on these steep slopes would present a hardship to me and my neighbors in our values for privacy, wildlife and the quiet, natural setting that attracted us to Raven Oaks. Please specific Lots 21 and 22 be outlots. The developer has removed plans for homes behind Raven Oaks Blocks 1, 2 and 3 which • are up the hill to the south of our residence. Meanwhile, Street A which has become 51" Circle on the most recent plat, has shifted to the west which is now even closer to our property thus Lots 21 and 22 are much closer to us than the original home lots (#37 & 38) were. I ask for the same respect given to me and the residents adjacent to me and make Lots 21 and 22 outlots. When speaking with Jason Theillen, I was told perhaps a single- level home and screening might be considered for Lot 22. While that is not really a satisfactory provision,.at the very least I want it specified that no trees over 4 inches in diameter will be removed and additional natural live screening would be provided and maintained that prevent viewing our backyard from Lots 21 and 22 when the current foliage is gone seven months of the year. I continue to ask that Lots 21 and 22 be outlots, a consideration that was granted to my neighbors. The Morman Road Housing applicant has asked for many waivers and exceptions in this environmental overlay reserve. Please allow me to express my concerns about some of those waivers. I trust you will, if you have not, physically visited the area in question. No map or aerial photo can accurately portray the value of this area to our lives and community. The mature trees lost to removal for streets and structures and the stress to the other vegetation does impose a huge sacrifice for humans and wildlife that currently live in and near there. The Wilds will take away so much from us. I ask access be denied from our Raven Oaks development for the sole benefit of the Wild . The proposed entry from North 52nd Avenue, specifically between Raven Oaks Block 19 and Block 1, (house numbers 8735 and 8805) is just the beginning of destruction for Raven Oaks residents. It removes a beautiful tree line, a portion of garage entrance and a great deal of backyards and side yards between those homes and replaces it with a busy street that impacts everyone on North 52nd Avenue. It is unnecessary to use this easement. Enough exceptions have been made for the developer already. Please deny access from our Raven Oaks development for the sole benefit of the Wilds. I ask to deny the waiver on the maximum cul-de-sac length. The proposed 51" Circle would be a cul-de-sac running parallel to our backyard. In an emergency, the proposed waiver on the maximum cul-de-sac length would serve as a death trap to as many as 16 families on the proposed 51'Circle.
