Exhibit"B"
Conditions:
1) Submittal of a traffic study and providing for all required improvements identified
within the subdivision agreement.
2) Providing for the proposed Rainwood Road and 168th Street construction (3-lane
section) or the full length of the plat.
3) Noting on the final plat that Street No. #1 and #3 connections to 168th Street and
Rainwood Road will, in the future, be restricted to right-in/right-out vehicular
turning movements due to the construction of raised medians with the future
168th Street and Rainwood Road improvements.
4) Providing plans showing the 100 year flow path across Rainwood Road.
5) Verify there is adequate sight distance for the on-street parking on the curve of
Street#2.
6) Providing a note in the subdivision agreement that no certificate of occupancy
will be issued until the sewer is extended.
7) Providing details on the sanitary sewer crossing for review.
8). Submittal of storm sewer design computations and final plans to Douglas County
for review.
9) Providing storm sewer calculations, including velocities and details of the outfalls
for review.
10) Providing confirmation that the City of Bennington approves the outlets into the
creek, sanitary sewer crossing and other work taking place in their jurisdiction.
11) Coordinating the project grades along the western and southern boundaries of the
plat, adjacent to 168th Street and Rainwood Road, with the future improvement of
said roads.
12) Submittal of a drainage study showing a no net increase in stormwater runoff for
the 2, 10, and 100 year storm events.
13) Providing easements on Lot 11 for the maximum flood. and normal pool
elevations.
14) Confirmation that low impact development techniques will be used to retain the
first 'A inch of stormwater runoff from the site.
15) Submittal of plans and maintenance schedules for post construction stormwater
BMPs to treat the first '/Z inch of runoff.
16) Providing for accurate park fees.
17) Providing a wetland/waterway mitigation plan if necessary.
18) Obtaining a permit from the U. S. Army Corps of Engineers for any impact to the
jurisdictional wetland and waterway.
19) Providing a tree canopy loss mitigation plan, if necessary.
20) Submitting a letter of approval of a Noxious Weed Plan from Douglas County.
21) Providing for installation of a warning siren to serve this area.
22) An acceptable overall debt ratio is 4% or less.

RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA: 4.4
WHEREAS, the revised preliminary plat entitled RAINWOOD RIDGE located
northeast of 168 Street and Rainwood Road, attached hereto and made a part hereof as Exhibit"A",
has been approved by the Planning Board of the City of Omaha,along with the conditions set out in
Exhibit "B" attached hereto and made a part hereof; and,
WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission of
revised preliminary plats to the City Council for its consideration; and,
WHEREAS,the acceptance of this revised preliminary plat is tentative in nature and
does not constitute or require approval of the final plat of this subdivision.
NOW,THEREFORE,BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF OMAHA:
THAT,the revised preliminary plat entitled RAINWOOD RIDGE located northeast
of 168th Street and Rainwood Ridge,along with the attached conditions,is hereby accepted;and,the
preparation of the final plat of this subdivision is hereby authorized.
