The Tenant shall provide the Landlord with subsequent contracts should theTenant change Service contractors. . (f) Signage:Tenant will be permitted at its sole cost,to display its name/logo on the suite entrance. Prior to installing any sign on the exterior of tie Premises (including the suite entrance door), Tenant must submit to the Landlord for the.Landlord's review end written approval (which will not be unreasonably withheld)a rendering'from a licensed sign contractor which clearly indicates the size,color,type, location and manner of installation of said signage. Tenant shall install their sign no later than sixty(60)days after lease execution. Upon termination of this lease,Tenant shall remove all signs from the Premises,repair and restore the Premises to its former condition,at Tenant's expense. Failure by Tenant to comply with any of the terms contained herein shall constitute a default and/or breach of this'Lease subject to the rights and remedies available to Landlord,including Landlord's right to perform said maintenance and repairs on behalf of Tenant at Tenant's cost and expense. (b) Tenant Maintenance Requirement Concerning Mold: Tenant agrees to maintain the Premises in a manner that prevents the occurrence of an infestation of mold,mildew, microbial growths and any associated mycotoxins in the Premises. The Tenant must keep the Premises clean and immediately fiX and abate any leaks'or moisture which fosters mold growth,caused by any equipment,plumbing fixtures or other items under its control.
