The applicant is Sweetbriar IV LLC/Sweetbriar II LLC. CASE DESCRIPTION: To replat two (2) existing lots (8.85 acres) into two (2) lots and dedicate right-of-way for a public street. SPECIAL INFORMATION: Site The site is comprised of two (2) existing lots totaling 8.85 acres. Both lots Characteristics: are undeveloped and drop in elevation gradually from north to south. Development The original Sterling Ridge plat notes that "direct vehicular access will not Proposal: be allowed to 132nd street from lots and outlots abutting said street." However, the original Sterling Ridge Mixed Use Agreement was approved allowing a private drive from 132nd street to these subject lots. This replat removes that note from the plat document which will allow the drive to be constructed. The applicant has also decided they would like to dedicate this drive as right-of-way (Logan Street). • The applicant intends to build two four-story office buildings with attached parking garages. One on each of the proposed lots. RECOMMENDATIONS: Approval of the Preliminary Plat, subject to the following conditions: 1.
