Subject: Preliminary and Final Plat approval of MEADOR MEADOWS REPLAT 1, a minor
plat outside the city limits (property is located within the ED-Lake Cunningham
Environmental Overlay District and the North Hills Environmental Overlay District.

The request is to remove a condition for a shared driveway from the original plat and replat the
property to allow for the construction of a single family residence.
The purpose of the request is to remove a note on the original plat where “Lots 2 and 3 will shall
share one common drive access to Dutch Hall Road.”. Lot dimensions, sizes, and boundaries
are unchanged from the original plat.
The Preliminary and Final Plat of Meador Meadows, a minor plat outside the city limits, Case
C12-12-020, was approved by City Council on January 14, 2012. The applicant also recently
received a waiver from the Zoning Board of Appeals to the hard surface driveway requirements.
ANALYSIS:
Any new development will be required to comply with the regulations of the DR-Development
Reserve District and Section 55-901 - the North Hills Environmental Overlay District. If the new
house is to go towards the north end of the lot and not disturb any tree canopy, then the grading
restrictions will likely be the only applicable restrictions.
The new driveway connection to Dutch Hall Road will require a permit from the Douglas County
Engineer’s Office.
The proposed subdivision is consistent with the subdivision ordinances and carries out the goals
and objectives of the City of Omaha Master Plan.
DEPARTMENT RECOMMENDATION:
Approval of the Preliminary Plat. Subject to the following conditions:
1. New house construction shall comply with restrictions outlined in 55-901 or obtain a
Special Use Permit.
2. Provide a note on the plat indicating compliance with the regulations of the North Hills
Environmental Overlay District.

Approval of the Final Plat, subject to the conditions of Preliminary Plat approval and submittal of
an acceptable final subdivision agreement, if necessary, prior to forwarding the request to City
Council for final action.
