I. GENERAL INFORMATION:
Purpose: The purpose of this request is to replat an existing lot in the Country Club
Estates development to allow for access from State Street.

Applicable
Regulations:
The proposed lot is subject to compliance with the DR-Development
Reserve District regulations, as well as all other applicable development
regulations.
II. SPECIAL INFORMATION:
Site
Characteristics:
The subject site is an existing lot (Lot 1) of the Country Club Estates
subdivision. The site includes 2.09 acres of land located on the south side
of State Street and is surrounded by two single family homes to the east
and south and by a golf course to the west. The property consists of a newly
constructed single-family home with direct access from State Street.
Development
Proposal:
When the subject site was originally platted, a note was included on the plat
that stated that the subject site was not allowed direct vehicular access to
State Street. At the commencement of construction of the single-family
home on the site, a temporary driveway to State Street was installed to
assist with construction. This replat will remove the note from the original
plat and allow the applicant to continue to utilize the newly installed
driveway with access directly to State Street.
Public
Improvements:
UThe applicant must place the following note on the Final Plat:
Lot 1 shall have one direct access to State Street. Any access restrictions
to State Street from Lot 1 on previous plats are hereby rescinded.
A new access easement must also be granted to the benefit of Lot 2,
Country Club Estates. The new easement shall follow the Lot 1 access from
State Street, and shall extend to the southern property line at a location
which will allow a viable future internal driveway connection from Lot 2,

Country Club Estates. The applicant must coordinate with the City on the
terms of the new access easement and show the easement on the final plat.
Land Use and
Planning:
The proposed subdivision is consistent with the City’s subdivision
regulations and carries out the goals and objectives of the City of Omaha
Master Plan.
III. ANALYSIS:
Conditionally, the proposed subdivision complies with the requirements of Chapter 53
Subdivision of the Omaha Municipal Code and the Omaha Master Plan.
IV. RECOMMENDATIONS:
Approval of the Preliminary Plat, subject to the following conditions:
1. Provide the following note on the plat: “Lot 1 shall have one direct access to State Street.
Any access restrictions to State Street from Lot 1 on previous plats are hereby
rescinded.”
2. Provide a new access easement to the benefit of Lot 2, Country Club Estates on the
final plat and coordinate with City staff on its terms.
Approval of the Final Plat, subject to the conditions of Preliminary Plat approval, prior to
forwarding the request to the City Council for final action.
