Location: Southeast of 16th and Pratt Streets I. GENERAL INFORMATION: Purpose: To replat and rezone 3.158 acres into two (2) lots to allow for the transfer of a portion of property. Existing Use(s): Industrial Existing Zoning: GI/HI Adjacent Land Use(s): Adjacent Zoning North: Industrial North: HI South: Residential South: GC.R7 East: Industrial East: HI West: Residential West: GC Future Land Use Designation(s): Industrial Applicable Regulations: If approved, the site is subject to compliance with the GI District regulations, as well as all other applicable regulations. No building permits will be issued based on a site plan that does not comply with the provisions of the Zoning Ordinance. II. SPECIAL INFORMATION: Site Characteristics: The property is approximately 3.15 acres in size and contains an existing industrial building. The site is generally flat. Development Proposal: The applicant proposes transferring a portion of the property and existing building to another party. Public Improvements: Sidewalks along 16th Street and Evans Street must be improved. Utilities: OPPD has existing distribution equipment that runs through the property. Coordinate with OPPD on removal/relocation of equipment if necessary. Grading and Drainage: The development must comply with all applicable stormwater management ordinances and policies, including providing for a no net increase in stormwater runoff and treatment of the first ½ inch of stormwater for water quality. Land Use and Planning: The proposed lot split will result in the existing building not meeting the rear yard setback for Lot 1. The applicant will be required to obtain a ASCENCIO Case No. C10-19-212, C12-19-213 PJB Page: 2 waiver from the Zoning Board of Appeals for this code section. The Department is willing to support this waiver. The applicant will be required to comply with all applicable building and fire codes, including providing the required fire separation between both proposed lots. The applicant must coordinate with the Permits and Inspections division regarding providing the necessary documentation ensuring the proper firewalls are being provided. III. ANALYSIS: Conditionally, the proposed subdivision is consistent with and carries out the goals and objectives of the City of Omaha Master Plan. IV. RECOMMENDATIONS: Approval of the rezoning from GI and HI to GI. Approval of the Preliminary Plat, subject to the following conditions: 1. Coordinate with the Permits and Inspections division regarding providing the necessary documentation ensuring the proper firewalls are being provided. 2. Approval of a setback waiver from the Zoning Board of Appeals. 3. Install sidewalks in compliance with chapter 53 along the subdivision’s 16th Street and Evans Street frontages. 4. Compliance with all applicable stormwater management ordinances and policies. Approval of the Final Plat, subject to compliance with the conditions of Preliminary Plat approval and submittal of an acceptable final subdivision agreement (if necessary), prior to forwarding to the City Council.
