Operations Plan
Midtown Wellness and Massage Center will be a vibrant new business centrally located
at 4506 Leavenworth Street. Being a resident of Dundee, I am excited to see all of the new
'activity as well as revitalization of the Midtown area and am eager to be a part of it myself.
Below I will review my products and services and show how they will meet the needs of the
community.
Who doesn't need help with one or more of the following: 1) Stress Reduction, 2)Pain
Management, and 3) Weight Management? The absolute unique combination of services that
will be offered at Midtown Wellness and Massage Center bring a brand new approach to dealing
with all of these problems through state-of-the art products and services, along with exceptional
customer service.
Massage Therapy
The cornerstone of Midtown Wellness and Massage Center, and the service most
recognized by potential customers, is of course, Massage Therapy. Massage is defined as the
systematic manipulations of the soft tissues of the body for therapeutic purposes. I plan to offer
a number of different types of massage to meet the individual needs of my clients. This will
include Swedish Massage, Sports Massage, Deep Tissue Massage, Hot Stone Massage, and
Pregnancy Massage. Below are just some of the many benefits of Massage Therapy:
• Massage therapy stimulates blood circulation by dilating blood vessels
• Stimulates lymph flow and elimination of waste
• Increases levels of serotonin and dopamine, so it elevates mood and decreases
stress and depression
• When applied regularly, it can increase muscle size, strength and firmness.
• Improves the circulation and nutrition of joints. It helps lessen inflammation and
swelling in joints and alleviates pain.

Flotation Hydrotherapy:
Flotation will be the exclusive feature offered only at Midtown Wellness and Massage
Center, and will set me apart from every other spa or massage therapy clinic in the metro area.
Commercial flotation therapy tanks were developed in the late 20th century. These
flotation therapy tanks established the basic format of a closed chamber with about 25 cm(10
inches) of skin temperature water and Epsom salt solution. Epsom salt is used because it raises
the density of the water, making it easy to float, and because it has a silky feel which is very
good for the skin. Epsom salt is very different from sea salt (brine) in this respect. The enclosed
chamber provides a perfect environment for increased relaxation, pain relief, restoration of both
mind and body, and much more.
Scientific Research:
Below I have sighted results from some of the medical research sighted in The Book of
Floating by Michael Hutchison. This book documents research from psychologists,
neuroscientists and physicians on the effects of float tanks.
Stress Reduction/Relaxation
"Patients reported far more relief from anxiety and stress from flotation than any other
modality. For depression, flotation was equal to counseling at near 70%, with relaxation
training at 53% and physical therapy and medication at 20%.
Patients also claimed to have reaped a variety of other benefits from flotation, reporting
improvements in sleep (65%), mental concentration (77%), energy (46%), interpersonal
relationships (54%), ability to work (35%), ability to cope with pain (88%), ability to cope
with stress (92%), and feelings of well-being (65%) resulting from flotation REST."
Indications show that two hours of floating are more restful and restorative than a full
night of sound sleep, making floating, in the words of one prominent scientist, "a method of
attaining the deepest rest that we have ever experienced."
Business /Workplace Benefits
According to a study published by the American Journal of Health Promotions, for every
$1 spent on wellness programs, employers can expect a return of$2.30 to $10.10 through
lower medical claims, reduced absenteeism, improved productivity and other factors.

Pain Relief
"All 27 respondents had received treatments other than those from this pain program: 81% had
used pain medications; 56% had had some form of pain injections; 70% had received physical
therapy; 59% had received chiropractic treatment; 22%had undergone surgery. These patients
reported more short-term and long-term pain relief from flotation than from the other
therapeutic modalities."
Athletic / Sports
The high concentration of magnesium sulfate in a float tank dissolves lactic acid and mineralizes
the body. This reduces or eliminates muscle soreness and tension. Professional as well as
collegiate athletes use flotation to improve their performance significantly, to speed their
recovery from the stress of peak output and to virtually eliminate fatigue and "post-race
letdown".
Weight Loss /Addictive Behaviors
Scientists think that flotation is effective in weight loss programs and for treatment of addictive
behaviors because of its positive influence on the production of endorphins. These natural
opiates of the body decrease the stressful withdrawal symptoms of addiction and replace the
need for addictive substances with the pleasurable feelings produced while floating. Similar
results have been achieved in weight loss programs developed for the float tank. There is

*I will be the only massage therapist on staff, but will contract with other therapists to provide
additional services beyond what I am able to provide alone.
Flotation Therapy
Only one staff is required to check the client in, show new clients how to use the flotation tanks,
and clean the rooms after use. Initially, I will be working by appointment only, so I will
schedule massage and flotation sessions accordingly. As the business grows and becomes
busier, I would need to bring on 1 —2 part time staff to help with customer.service.

Traffic Considerations
Since the services I offer are one-on-one client to practitioner services, and flotation does
not even require a therapist, I do not expect to generate very much traffic. Even as I hope to.
expand in the future and have more treatment rooms available, 5 maximum (2 massage, 3
flotation), there is still only one client per room, and a therapist only needed in the massage
rooms, so there would probably only be a maximum of 7 or 8 people in the building at a time,
and that is if every single room and service is at 100% capacity. Each service ranges from 30
minutes to 2 hours, with 30 minutes between each client to clean the rooms and give the therapist
rest between, so clients will not be lining up and waiting, but scheduled accordingly.
Being located immediately south of UNMC, students and staff alike will find Midtown
Wellness and Massage Center the perfect place to take a break from their hectic and stressful
schedules. Just minutes from the Downtown area, Dundee, and UNO , it will be convenient for
everyone who lives and works all around the Midtown area. Young or old, student or teacher,
blue collar or white, everyone will find relaxation, wellness, and restoration at Midtown
Wellness and Massage Center.

Dear President Gernandt and Members of the City Council:
Terri Cunningham-Swanson recently approached Destination Midtown and the Midtown Business
Association requesting our support for her new business, Midtown Wellness and Massage Center
(MWMC),to be located at 4506 Leavenworth St.
Cunningham-Swanson states she received recommendations from the City of Omaha Planning Board
relating to parking, site plan and operating system compliance, and compliance with applicable
regulations. It is our understanding that she has addressed the concerns of the Planning Board by:
• securing four parking stalls adajacent to the building on the north side that will be available for
customer use and
• submitting a site plan and the executive summary of the business plan
On Behalf of Destination Midtown and the Midtown Business Association, with the understanding that Ms.
Cunningham-Swanson has addressed the above stated concerns and is in compliance with city and state
laws, we would like to extend our support of her new business.
Destination Midtown's mission is to create a premier urban environment where people want to live, work,
shop and play. The Midtown Business Association's mission is to ensure that Midtown is a great place to
do business. Based on the business plan put forth by Cunningham-Swanson, it is apparent that MWMC
will support our missions and add to the unique offerings of Midtown Omaha. In addition, the physical
enhancements the owner plans for the building, including aesthetically pleasing vinyl signage on the front
door and windows, an inviting lobby area, and two therapy rooms which will eventually expand to five
rooms as business increases, will help bring vibrancy and stability to the Leavenworth corridor.

Requirements for readily achievable barrier removal permit businesses to consider the
effect of barrier removal on the operation of their businesses.
For example, a small independently owned store has only three parking spaces for its
customers. It determines that restriping the parking area to provide an accessible parking
space could be easily accomplished without significant expense. However, to provide a
fully complying van accessible parking space would reduce the available parking for
other customers who do not have disabilities from three spaces to one. This loss of
parking(not just the cost of the paint for restriping) can be considered in determining
whether the barrier removal is readily achievable.
The ADA provides flexibility for the store to implement a solution that complies with
the law but does not result in loss of business. For example, if it is not readily achievable
to provide a fully compliant van accessible parking space, one can provide a space that
has an access aisle that is narrower than required by the Standards if the result does not
cause a safety hazard. Or, the store may provide the service (to a customer with a
disability) in an alternative manner, such as curb service or home delivery.

I am pretty sure that it would also consume my parking space
as well. In order to have a chair ramp and space to maneuver
around it, it would in deed take up both of our spaces and make
it illegal for my customers to load and unload their bicycles there.
In fact I could not park in my own space, that is leased to me.
Please send me anything concerning this situation to this email,
as I feel this would be unfair to we business owners.
I sometimes feel that many would like to disable or extinguish
small businesses, in their infancy, and make the owners
property worthless. If Omaha could be a little more friendly
towards those who try to realize the American dream, it'd be
nice.

whether the barrier removal is readily achievable.
The ADA provides flexibility for the store to implement a solution that complies with
the law but does not result in loss of business. For example, if it is not readily achievable
to provide a fully compliant van accessible parking space, one can provide a space that
has an access aisle that is narrower than required by the Standards if the result does not
cause a safety hazard. Or, the store may provide the service (to a customer with a
disability) in an alternative manner, such as curb service or home delivery.

Destination Midtown's mission is to create a premier urban environment where people want to live, work,

do business. Based on the business plan put forth by Cunningham-Swanson, it is apparent that MWMC
will support our missions and add to the unique offerings of Midtown Omaha. In addition, the physical
enhancements the owner plans for the building, including aesthetically pleasing vinyl signage on the front
door and windows, an inviting lobby area, and two therapy rooms which will eventually expand to five
rooms as business increases, will help bring vibrancy and stability to the Leavenworth corridor.
