1. Submit a revised site/landscape plan prior to forwarding to City Council to include the
following:
a. Minimum 10-foot wide perimeter parking lot landscaping along the northern property line.
b. Minimum 5-foot wide perimeter parking lot landscaping along the southern property line.
c. Minimum 13.4-foot wide perimeter parking lot landscaping along the eastern property line,
with acceptable 4-foot tall screening on the inside of the yard.
d. Removal of the proposed gated entry from 40th Street and replaced with a 13.4-foot
landscaped area and 4-foot tall screening on the inside of the yard.
e. Indicate the 18-foot by 18-foot area to the adjacent west of the proposed handicap
accessible parking stall will be landscaped and include one tree.
2. Submit an application for a rezone from GC-General Commercial District to CC-Community
Commercial District for the site prior to forwarding this request to City Council.
3. Coordinate with Public Works regarding compliance with the City’s driveway regulations.
4. Compliance with the revised site/landscape plan.
5. Removal or upgrade of existing parking lot lighting.
6. Signage on the site may only consist of a wall sign as defined by Section 55-822(ss) of the
City Code located on the north façade of the building.
7. Compliance with the submitted operations plan.
8. Compliance with all other applicable regulations.
