I am writing to resist the Application for Approval of a Special Use Permit to allow Convenience
Storage in a CC-Community Commercial District, specifically the property at 20120 Veterans Drive,
Elk Horn (Omaha) Nebraska.
As the owner of a townhome directly across the street to the south of the said property at 20121
Veterans Drive, I am concerned any additional construction of convenience storage on the said
property will add to the already congested traffic which is fast and furious during the hour or so before
and after the school day and school events as Veterans Drive is the main artery (and just about the
only practical access to) to Elk Horn High School. A young man on'his way to morning classes a few
years ago became distracted by his reach for something on the floor of his car and he smashed into
the rear of my legally parked car, sending it some 1.5 feet unto my front yard. It is fortunate no one
was injured.
It's true, such a mishap could occur anywhere, but the heavy traffic on Veteran's Drive increases
the chances of such accidents exponentially to correspond with the numbers of vehicles who use the
street, the angle of the sun at the time of the day (right in your eyes in the early morning and mid to
late afternoon) and any obstructions to your vision.
Additional buildings on what is now greenspace will surely affect the amount of traffic accessing
Veterans Drive and will certainly create additional vision obstruction for vehicles travelling to or from
Elk Horn High School and the present residential and recreational areas and those under
development to the south and east of the school.
In addition to the safety factor, which is first and foremost in my mind, I am concerned that the
balance of structures of a commercial nature on Veterans Drive would be tipped even more towards
commercial which I believe would negatively impact the overall quality of life and desireability living in
the area. It concerns me that property values for the residential structures would suffer if two
additional convenience storage facilities were allowed to be constructed in this CC-Community
Commercial District at 20120 Veterans Drive.

WHEREAS,Section 55-884 of the Omaha Municipal Code,provides for the granting_.

WHEREAS,an application has been submitted by Lehn Land,LLC for a Special Use
Permit to allow Convenience Storage in a CC-Community Commercial District, located at 20120
Veterans Drive, Omaha,Nebraska; and,
WHEREAS,the City Planning Board has recommended that said permit be granted
pursuant to the application,a copy of which is attached hereto as Exhibit"A"and made a part hereof
by this reference,and the conditions set out in Exhibit"B"attached hereto and made a part hereof by
this reference.
NOW,THEREFORE,BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF OMAHA:
THAT, the Special Use Permit application submitted by Lehn Land, LLC for a
Special Use Permit to allow Convenience Storage in a CC-Community Commercial District,located
at 20120 Veterans,Omaha,Nebraska,is hereby approved and the Permits and Inspection Division is
directed to issue the necessary permit therefor,provided the conditions set out in Exhibit"A"of the
above referenced application, conditions set out in Exhibit "B", and all applicable local or state
statutes, ordinances or regulations are complied with.
BE IT FURTHER RESOLVED:
THAT,the proposed Special Use Permit has been reviewed and evaluated pursuant
to, and meets each of, the criteria set forth in Section 55-885 of the Omaha Municipal Code.

balance of structures of a commercial nature on Veterans Drive would be tipped even more towards
commercial which I believe would negatively impact the overall quality of life and desireability living in
the area. It concerns me that property values for the residential structures would suffer if two
additional convenience storage facilities were allowed to be constructed in this CC-Community
Commercial District at 20120 Veterans Drive.
