Exhibit "B"
Conditions:
1. Providing deeds for all included parcels prior to forwarding this request to City
Council;
2. The applicant providing for all improvements identified in the final approved
traffic study
3. Providing for sidewalk along the north side of Lotl extending to 192nd Street and
along 188th Avenue adjacent to Lotl and 2 and extend to Lamont Street and then
west to connect to the existing sidewalk;
4. Compliance with all current stormwater management ordinances and policies;
including providing for a no net increase in stormwater runoff and treating the
first ''A inch of stormwater for water quality;
5. Submitting a tree canopy analysis;
6. Submitting a letter from Douglas County Emergency Management confirming
that acceptable emergency warning is being provided for the area; and
7. Resubmitting final plat mylars in compliance with Section 53-7(4) of the
Subdivision Ordinance. Approval of the Final Plat as amended by the
Preliminary Plat conditions of approval.

RESOLVED BY THE CITY COUNCIL OF THE CITY OF OMAHA:
WHEREAS,preliminary plat entitled WEST BAY WEST,located Southeast of 192nd
and Spring Streets,attached hereto and made a part hereof as Exhibit"A",has been approved by the
City of Omaha Planning Board,along with the conditions set out in Exhibit"B"attach_ed hereto and
made a part hereof; and,
WHEREAS, Section 53-6 of the Omaha Municipal Code requires the submission of
preliminary plats to the City Council for its consideration; and,
WHEREAS,the acceptance of this preliminary plat is tentative in nature and does not
constitute or require approval of the final plat of this subdivision.
NOW,THEREFORE,BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF OMAHA:
THAT,the preliminary plat entitled WEST BAY WEST,located Southeast of 192nd
and Spring Streets,along with the attached conditions,is hereby accepted;and,the preparation of the
final plat of this subdivision is hereby authorized.
